You should choose a solicitor with experience in property conveyancing. If you would like we would be more than happy to recommend one to you. (mail us: simon@destinations-london.com). Arrange a viewingOnce you have registered your details with us we can arrange a viewing for you. We are flexible on times but sometimes have to work around vendors or tenants so please give us as much notice as possible. Viewing confirmationThe viewing will be confirmed by phone, email or SMS. You will be provided with a mobile number of the agent who will be meeting you and we would be grateful if you could contact them if you cannot make it or are running late. The viewingAfter the viewing we will send you a request for feedback, which we would ask you to fill in promptly. Making an offerIf you like the property and wish to make an offer, please ring or email us at the office as soon as possible. Please do not make an offer directly to the vendor. We will require your solicitors and mortgage lender/broker details. Offer acceptanceOn acceptance of your offer we ask you to supply us with any outstanding information. Terms of the agreed sale are then drafted by us. (sales memorandum) SurveyYour mortgage lender will usually arrange for a survey, so contact them. Once the survey has been done, your lender should approve or reject the mortgage offer within 3-10 days. ConveyancingAny questions or queries that you have with regards to the property should be forwarded to your solicitor who will investigate this for you. They will alsol respond to enquiries raised within the 'Sellers Pack' which comprises: contract, vendors questionnaire form, fixtures and fittings form, planning consent, buildings regulations, guarantees and in the case of leasehold properties - Accounts, projected future works to the property etc. Your solicitor will also carry out the Local Authority search on your behalf. Exchange of contractsOnce the contract is ready to sign you will be required to put down a deposit, usually 10% of the purchase price but this may be more. This will be handled by your solicitor, as will the setting of a completion date. Upon completion you have to pay the stamp duty and all other costs for searches, solicitors and estate agent fees. CompletionAfter exchanging contracts a date will be set for completing. This is when all outstanding funds are transferred. Once this has been done you are able to pick up the keys for your new property. |
